The program is used to inject round-the clock activity into the surrounding area through a mix of uses that come to life at different times of day.

The voyeuristic world of Bar/Club/Restaurant, entered through a dramatic “crevice”, has several distinct environments: an elegant ground floor restaurant open to the park, several bars, an intimate lounge, and a small-scale performance space. A grand stair acts as a theatrical promenade, a place "to see and be seen”.

Office floors are designed to accommodate single or multiple tenants.

Live/Work Lofts fill the shaft of the tower. They are designed for maximum flexibility of configuration and size, in most cases resulting in L-shaped units with two exposures. Residents have access to a common roof garden with a children's playground.

The Recording Studio takes up the top two levels, with the lower one devoted to support functions. The upper level is a spectacular 9.25m high glass-enclosed space with panoramic views, the recording module in the center, and an expansive south-facing terrace.
